The primary impetus for purchasing a residence remains the aspiration to improve living conditions. This response was selected by 47% of respondents in 2024, a mere 1% decrease from the previous year.
Among the key shifts observed are:
- a decline in interest towards larger dwellings — 20% in 2024 compared to 23%,
- in 2023, the desire to elevate one’s standard of living also lessened from 21% to 19%, while interest in smaller living spaces grew — from 7% to 9%.
The pursuit of housing in a different city district remains consistent — 9% in 2024 (10% in 2023). Furthermore, 45% of those surveyed indicated a desire for independent living, a slight increase compared to the previous year (44%).
However, certain aspects contributing to this driver have diminished: the wish to live separately from parents — 14% (16% in 2023), the necessity for separate housing for children — 11% (12% in 2023), and the aspiration to cohabitate separately with a partner — 10% (13% in 2023). Additionally, 19% of buyers are motivated by other needs, representing a 2% increase from last year.
The most frequently cited specific reason was curiosity about the real estate market — 16% (13% in 2023).
Real estate investment is gradually receding in importance — 18% in 2024 versus 21% in 2023.
Specifically, investments aimed at generating income through rent or resale have decreased to 11% (12% in 2023). Investing without immediate profit expectations accounts for 10% (11% in 2023). Motives for relocation due to work remain stable — 8% in 2024.
Military-related reasons, such as housing destruction or the need to change residence, have risen to 7% in 2024 (6% in 2023).
Real Estate Market Trends
The research indicates that Ukrainians increasingly value practicality and are adapting to new circumstances.
Buyers are focusing on residences that offer optimal conditions at a reasonable cost, with investment taking a backseat to the pursuit of personal comfort. These trends provide significant insights for developers and real estate agents.
An emphasis on convenience, transparent purchase terms, and tailored offers to meet client demands will boost activity in the property market. It is worth recalling that in 2024, Ukrainians secured mortgage loans totaling a record sum, surpassing even the pre-war 2021 figures.
These achievements were facilitated by government programs offering preferential terms for home acquisition.
